Working a small area is where great agent excel. They are rarely the “neighborhood agent” They are often the second or third most active agents in the neighborhoods.

Agents that perform the best for their clients stay in their lane. Many agents are great in their price and type niche but that does not transfer. Million dollar listing agents have a hard time speaking first time buyer, and average price agents to not speak luxury.

And universally the loudest agents sell the most with below average scores.
